What is a Florida wind mitigation inspection?

A wind mitigation inspection — sometimes called a "wind mit" — documents the construction features of your home that resist hurricane-force winds. Florida law requires every property insurer to give you premium credits when those features are verified on the state's Uniform Mitigation Verification Inspection Form (OIR-B1-1802). For most Pinellas County homeowners that means real, lasting savings on the windstorm portion of the policy.

What the wind mitigation inspection includes

We complete all seven sections of the OIR-B1-1802. Each section maps to a specific insurance credit.

1. Building Code (Year Built)

Verifies the year of permit. Homes built or significantly improved after the Florida Building Code took effect (March 2002) qualify for stronger credits.

2. Roof Covering

We confirm whether shingles, tile, or metal meets the current FBC product approval — including NOA numbers and installation method.

3. Roof Deck Attachment

We measure nail size and spacing from inside the attic. 8d nails at 6"/12" spacing earns more than 6d nails at 6"/12".

4. Roof-to-Wall Connection

Toe nails, clips, single wraps, double wraps — each connection type carries a different credit. We photograph multiple trusses to verify.

5. Roof Geometry

Hip, gable, flat, or other. A true hip roof (no flat or gable section >10%) is one of the largest single credits.

6. Secondary Water Resistance (SWR)

Self-adhering peel-and-stick membrane or foam-sealed seams under the roof covering. Often present after a re-roof.

7. Opening Protection

Impact-rated windows, doors, and garage doors — or hurricane shutters. We grade each opening A, B, C, or N and verify NOA labels.

Photo documentation

Every credit is supported with attic, roof, and opening photos. Carriers reject reports without photos — ours never get returned.

Why insurers require it

Florida insurance carriers require wind mitigation evidence

Florida is the hurricane-exposure capital of the United States. Citizens Property Insurance, Heritage, Edison, Slide, Florida Peninsula, and every admitted carrier in the state base a large portion of the windstorm premium on the OIR-B1-1802 form. Without it, the policy is rated as if your home has no mitigation features — the worst possible scenario.

Section 627.711, Florida Statutes, also requires carriers to give you the credits when documented. Our reports are formatted exactly the way every Florida underwriter expects them.

Florida-specific requirements

Licensed inspector only

Florida requires the inspection be performed by a licensed home inspector, building contractor, engineer, or architect. RMC is Florida Licensed Home Inspector #HI7816.

Photos with every credit

Carriers reject any OIR-B1-1802 without photo evidence. We include attic, roof, and opening photos for every claimed credit.

5-year validity

The form is good for 5 years. If you re-roof or install impact windows during that period, a fresh inspection captures the new credits.

Roof deck nailing must be verified from inside the attic. We bring our own ladder and lighting — you don't need to prepare anything.

Opening protection levels A/B/C

Each window, door, and garage door gets a letter grade based on impact rating. Mixed protection levels still earn partial credit.
