What is a 4 point inspection?
A 4 point inspection is a focused insurance report on the four systems most likely to fail and trigger a claim: electrical, plumbing, HVAC, and roof. Florida carriers — including Citizens, Heritage, Tower Hill, Florida Peninsula, and most admitted insurers — require one whenever a home is more than 25–30 years old, either to bind a new policy or to renew an existing one.

What the 4 point inspection covers
1. Electrical
Main panel and any sub-panels, breaker brand and amperage, visible wiring type (copper, aluminum, knob-and-tube), service entry, and GFCI/AFCI presence. We flag Federal Pacific, Zinsco, and Challenger panels — common Pinellas underwriting fails.
2. Plumbing
Supply piping material (copper, PEX, CPVC, polybutylene), drain material (cast iron, PVC), water heater age and capacity, visible leaks, and fixture condition. Polybutylene auto-fails most Florida carriers — we identify it on sight.
3. HVAC
AC condenser and air handler manufacture date, refrigerant type, thermostat operation, condensate management, and visible duct condition. Carriers look for systems past their expected service life (typically 12–15 years for Florida coastal exposure).
4. Roof
Covering type and age, visible damage, prior repairs, decking condition from the attic, and remaining useful life estimate. Most carriers require at least 3 years of useful life remaining to bind.
Why insurers require it
Florida's claims history makes the 4 point standard
Florida has the highest property-claims frequency in the country. Carriers use the 4 point to filter out the homes most likely to file an electrical fire, water-leak, or roof-damage claim within the policy term. For Pinellas County homes built in the 1960s–80s — which is most of Largo, Seminole, St. Pete, and Pinellas Park — a clean 4 point is the single document standing between you and a non-renewal letter.
Even newer Clearwater and Palm Harbor builds often need a 4 point at the 25-year mark, when the carrier flips your renewal terms.

Common Pinellas County 4 point fails
Knowing what fails before the inspection saves you a non-renewal letter. We see these every week:
Federal Pacific / Zinsco panels
Common in 1960s–80s Pinellas homes. Almost always require panel replacement before binding.
Polybutylene supply lines
Grey or blue plastic plumbing common in 1978–1995 builds. Auto-fail with most carriers.
Roof under 3 years of useful life
Carriers want at least 3 years remaining. A roof cert before the 4 point can help.
Active or stained leaks
Any active water intrusion or fresh stain triggers a request for repair documentation.
Aluminum branch wiring without pigtails
1965–1973 builds. Acceptable when remediated with AlumiConn or COPALUM connectors.
HVAC over 15 years old
Florida coastal salt air shortens HVAC life. Older units are flagged as end-of-life.

Recent inspection date
Most carriers require the 4 point to be less than 12 months old. Ours never expire mid-binding.
Licensed inspector or contractor
Florida law requires a licensed inspector, contractor, or engineer. RMC is FL Licensed #HI7816.
Photo evidence
We attach panel, water heater, HVAC, and roof photos. Underwriters won't accept the form without them.
